Modern Systems, Quiet Comfort
A mid-century skin over thoroughly modern, fully permitted infrastructure.
Beneath the period character, the home was comprehensively rebuilt with all-new plumbing, electrical, and mechanical systems-everything permitted and legal, including the added downstairs kitchen, bathroom, and egress. Major components including the roof, water heater, and furnace were replaced as part of the work.
Comfort is handled by two complementary systems. A high-end Mitsubishi ducted mini-split system provides zoned, room-by-room heating and cooling, while the home's original hot-water baseboard heat was kept for its gentle, non-drying warmth. New insulation and a solar-powered attic fan further reduce the cooling load through Denver summers.
Finishes were modernized in the same quiet spirit. The original textured ceilings were smoothed flat, and warm, dimmable recessed LED lighting was set throughout-so the period character reads cleaner and more deliberate without ever announcing itself.
Natural light was treated as infrastructure too. Solar tubes were added during the renovation to bring true daylight deep into closets, baths, and interior rooms-so the home reads bright and honest, showing the real color of everything in it.
